Maben Group provided construction management and building services for the planning and implementation of the extensive infrastructure upgrade to this existing CBD office building. A total refurbishment of the existing mechanical, electrical, lighting and fire services was completed over 28 floors and within a very short construction time frame. AMP Capital committed to a significant building services upgrade with a view to achieving a minimum 4.5 Star NABERS standard. ESD & NABERS upgrades included:

  • Major mechanical upgrade and overhaul
  • 3 new energy efficient chillers
  • New BMS system including controls, metering and trend logging
  • Improved air distribution system and VAV’s
  • Upgrade Air Handling Unit fan motors
  • New VSD’S
  • Upgrade lighting and lighting controls throughout the building
  • Solar heating hot water

Works also included a ground floor foyer refurbishment, amenities upgrade and basement car park lighting upgrade and a ground floor retail development and China Bar Tenancy.

The building remained tenanted for the duration of the works by Worksafe and the Royal Commission for the Bush Fire Reconstruction. Fitout works for Worksafe were completed concurrently with the base building upgrade and careful planning and management were essential to ensure the plant remained operational throughout the works.
