Queensland Investment Corporation (QIC) engaged Maben Group to design & construct its Eastland Office Development (EOD) – a 5 Star Greenstar commercial office for the Maroondah Council administration headquarters.

QIC utilised an early contractor involvement (ECI) process to assist in achieving the Principal’s Project Requirements (PPR) through a managed project definition and delivery process. Maben assumed primary responsibility, at the point of engagement, meeting all aspects of the PPR through the complex and evolving design phase, and this early involvement encouraged a collective commitment from all stakeholders including QIC, the Maroondah Council and design consultant team.

The resulting two-level office space provides a building with 3500m2 of lettable area, which achieves a 5-Star Green Star rating and a base-building NABERS rating of 4.5 stars. An integrated fit-out for the new Maroondah City Council headquarters was incorporated concurrently, and this provides a link through to the existing council chambers and adjoining Realm building.

The development features a lightweight modernist design by ACME Space and in-conjunction with Peddle Thorp Architects and provides a contemporary addition to the Maroondah Highway frontage. The design incorporates notched feature precast concrete panels and a bronze glass façade featuring aluminium timber-look vertical fins. The roof houses a large solar array and outdoor deck.

Construction of the 4000m2, two-level concrete structure, occurred on top of the existing four-storey shopping centre carpark roof. The site faces Maroondah Highway and extensive traffic management and planning throughout the project minimised disruption along this major thoroughfare, and provided an opportunity to lift precast and load materials to the site outside the peak commute periods. The positioning of the project, within the busy Eastland Shopping Centre precinct, required careful planning and ongoing communication with all the relevant stakeholders, including Eastland Shopping Centre Management, Maroondah City Council, the adjacent Public Library and Sage Hotel together with consideration for the numerous retail tenancies operating below the site.

Maben commenced construction in July 2019 and completed the project 12 months later on time and budget.
