Maben Group commenced 80 Market Street in late 2015.

The project required the demolition of an existing two-storey brick warehouse and the construction of a new six-storey infill office development on a tight 1000sqm site.

The design comprised approximately 5 levels of tiered, light-filled office space over an on-grade car park located in the commercial area of South Melbourne.

Large, contrasting feature picture windows were utilised, to provide vertical articulation of the facade and a level of transparency. High 3.6m off-form concrete soffits express jointed ply suspended ceilings and columns, and floor-to-ceiling glazing brings natural light and depth, with the articulated facade creating a unique, identifiable, and interesting aesthetic.

Maben Group constructed off form post-tensioned floor slabs, including all structural falls to the terraces and the concrete roof, followed by torch on waterproofing membrane underneath the Victorian Bluestone paving to ensure the building lasts the test of time.

The double-glazed façade with operable awnings invites natural sunlight into the building throughout the day and ensures the occupants are comfortable during Melbourne’s warmer and colder months. The roof is lined with solar panels and the car park has a below-ground water harvesting and treatment tank, to provide recycled water to the toilets and landscaping on each floor to deliver a 5.5
NABERS rating for energy efficiency.
